What's included in a turnover cleanout?

Everything between "tenant gone" and "painter walks in": furniture, trash, appliances, garage and yard debris, hauled in one scheduled visit. Every room is photographed before and after with timestamps, so you have a record for the deposit file or the court file. For multi-unit jobs or major remodels we stage a $475 roll-off on site instead — usually the cheaper route when the GC is involved.

California has rules. Civil Code §§1983–1988 generally require landlords to notify former tenants about abandoned belongings and hold them for a statutory period before disposal.
